When should a business call a commercial electrician?

  • You're signing a lease on a new space and the layout, lighting or power doesn't fit how you'll use it.
  • You're adding equipment with a nameplate that calls for its own circuit or 240V power.
  • Breakers trip during busy hours, or the panel has no open spaces left.
  • Your lighting is old fluorescent or HID and you want lower bills and less maintenance.
  • A landlord, fire inspector or insurer flagged something during a walkthrough.
  • You notice heat, buzzing or a burning smell at a panel, outlet or fixture. Turn that circuit off and call.

Do LED lighting retrofits have to meet Title 24?

Often, yes. California's Building Energy Efficiency Standards (Title 24, Part 6) cover lighting in nonresidential buildings, and alterations to existing lighting can trigger them. Under the 2022 code, a project that alters 10 percent or more of the luminaires serving an enclosed space has to meet the lighting alteration rules. Swapping lamps, ballasts or drivers, or only adding controls, is one of the exceptions.

The 2025 Energy Code applies to projects whose permits are applied for on or after January 1, 2026. Its lighting control rules include:

Title 24 lighting controls we plan for

  • Manual on/off control for each space, placed where the user can see the lights or a status indicator.
  • Multilevel control, which for most fixtures means continuous dimming from 100% down to 10% or lower.
  • Occupant sensing that shuts lights off when a space is empty, with a time delay of no more than 20 minutes.
  • Daylight controls in zones near windows or skylights once general lighting there reaches 75 watts.
  • Acceptance testing. Installed controls are tested by a certified Acceptance Test Technician before sign-off.

Which rules apply depends on how much of the lighting you change and how the space is used. We check this during the walkthrough so the fixtures and controls you buy will pass inspection.

Looking for incentives? SMUD's business programs change over time. Its Complete Energy Solutions program offers a free energy assessment, and its Custom Retrofit program must pre-approve projects before installation. Check with SMUD or PG&E before you order fixtures so you don't miss a program that requires sign-off first.

How we keep your business open

  1. Site walkthrough. We look at the panel, the existing wiring, the ceiling and how the space is used day to day.
  2. Free estimate. Scope, equipment, permit needs and a clear price before any work starts.
  3. Permit. We submit to the City of Sacramento, Sacramento County or your city. The City of Sacramento takes commercial plan submittals online through its Accela portal.
  4. Shutoff plan. We agree ahead of time on which circuits go down, when, and for how long, so you can plan staff and customers around it.
  5. Install. Work is staged by area where possible, and the site is cleaned up at the end of each day.
  6. Testing and inspection. We test circuits and controls, meet the inspector, and hand over an updated panel directory.

Do I need a permit for commercial electrical work in Sacramento?

New circuits, panel changes, tenant improvements and most lighting alterations need a permit. The City of Sacramento requires electrical plans with a remodel or tenant improvement when the existing electrical system is being altered. We tell you up front what's needed and handle the submittal.

How much does a commercial electrician cost in Sacramento?

Does an LED retrofit need occupancy sensors?
