Permits and power in Rancho Cordova

Rancho Cordova runs its permitting fully online. The city says every permit can be applied for, paid and printed through its Rancho Cordova Online system, where inspections are also scheduled and documents uploaded. Since January 1, 2023, the city no longer accepts permit submittals by email.

City permit, filed by us

We submit the application, upload what the Building and Safety Division needs, and book the inspection once the work is ready. You don't need to create an account or learn the portal.

SMUD for anything touching the meter

Panel changes and service upgrades need SMUD to pull and reset the meter. We file SMUD's request alongside the city permit. SMUD reconnects once the inspector releases the job, so on a typical upgrade you're without power for part of one working day.

Commercial spaces

Office and retail work goes through the same city division. We plan tenant improvement wiring so it passes inspection the first time and doesn't hold up your move-in.

Three kinds of Rancho Cordova buildings

The city's history explains the range of wiring we see. After World War II, builder Roland Federspiel teamed up with Glenn Ahlstrom and a contractor named Jacobsen to put homes on former vineyard land near Folsom Boulevard and Zinfandel Drive, one of the first production housing developments in the country. Streets were named for wine grapes, a habit that carried into the Villages of Zinfandel neighborhood Elliott Homes began in 2000.

Postwar tract homes. The oldest neighborhoods went up in the years after World War II. Expect small services, few circuits per room, two-prong outlets and panels that have been patched over the years. These homes gain the most from a panel upgrade and grounding work.

Newer subdivisions. Homes built from 2000 on have modern wiring. The requests here are mostly EV chargers, backyard circuits and lighting.

Offices and business parks. Rancho Cordova's largest employers include Vision Service Plan, Franklin Templeton and the Folsom Cordova Unified School District. Office buildings like these need rewiring and lighting updates as tenants come and go.

Former Mather Air Force Base land. Mather closed in 1993, and some of its land became part of the city at incorporation. Sacramento Mather Airport opened on part of the old base in 1995.

Is Rancho Cordova on SMUD or PG&E?

Both, for different things. SMUD supplies the electricity and PG&E supplies natural gas. For electrical work, SMUD is the utility we coordinate with.

Can I email my permit application to the city?

No. Since January 1, 2023, Rancho Cordova only takes permit submittals through its online system. When you hire us, we handle the filing.

Do you work on offices and retail spaces, or just houses?

Both. Owner Vasiliy Sagan is a former union electrician, and our commercial work includes tenant improvements, new circuits and LED retrofits.

Is it worth upgrading the panel in a 1950s house?

Often, yes, especially if you're adding air conditioning, a charger or a kitchen remodel.
