How a Natomas job gets permitted and powered

Because Natomas sits inside Sacramento city limits, it follows the city's permit rules, not the county's. That's good news for smaller projects.

City of Sacramento minor permits

The city's Building Division lists electrical work among the jobs that need a permit, and it has a specific permit category for panel change-outs and upgrades. Under its Sacramento Streamline initiative, licensed contractors can pull minor permits and schedule inspections online. We do this for you as part of the job.

SMUD service changes

When a panel or service gets replaced, we send SMUD a service request with the permit. SMUD removes the meter on install day and reconnects after the city inspector releases the work, usually within one working day on a standard job.

Natomas, north and south of I-80

Natomas is split roughly by Interstate 80, and the two halves were built in different eras. The area sits on the old Sacramento River floodplain, and it depends on levees built and maintained by Reclamation District 1000, a district formed in 1911.

South Natomas, 1950s to 1980s. Most of South Natomas was built as residential subdivisions over those decades. Homes from the early part of that range can have original panels and ungrounded outlets. Later ones tend to need more capacity, not a full overhaul.

North Natomas, mid-1990s on. North Natomas was farmland until rapid building started in the mid-1990s. These homes have modern wiring, and the calls we get are mostly about adding EV chargers, backyard circuits or a subpanel.

Built after 2015. In 2008 FEMA remapped the Natomas floodplain and decertified the levees, and a building moratorium held until 2015, when levee improvements let construction resume. Homes finished since then were built under recent codes, including California's EV-ready rules for new houses with garages.

Businesses along the freeways. In 1982 South Natomas changed its community plan to allow office parks along Interstate 5. We do commercial work here too.

Bought a newer Natomas home? Look in the garage first

Construction picked back up in Natomas after the moratorium ended in 2015. California's CALGreen code requires new single-family homes with a garage to include a raceway for a future EV charger and a panel space labeled "EV Capable." If your house was built under those rules, much of the hard routing may already be done. We'll find the raceway, check the labeled breaker space, and confirm the panel can carry a charger at the size you want. That can make a Level 2 install quicker and simpler than in an older home, and while we're in the panel, adding a whole-house surge protector is an easy extra to consider.

Does the levee history affect electrical work on my house?

Not for everyday jobs like a panel swap or a charger. It mostly explains why so many North Natomas homes were built in two waves: before 2008 and after the moratorium ended in 2015.

My North Natomas house is from 2002. Why does the breaker trip when I charge my car?

Usually the charger is on a circuit that's too small or shared with something else, like garage outlets or a freezer. We check the circuit and the panel load, then set up a dedicated circuit sized for the charger. If the panel is close to full, we'll talk through a subpanel or load management before suggesting a bigger service.
