No city permit office: here's who signs off

Placer County's Building Services reviews plans and inspects construction in the unincorporated parts of the county, which includes Granite Bay. The county has offices in Auburn and Tahoe City, and most applications now go through its online eServices portal.

County permit through eServices

We submit the application and plans online. For residential EV chargers, the county says it aims to issue permits over the counter, and it publishes checklists that make the submittal quick.

PG&E for anything that changes the service

A bigger service goes through PG&E's "Your Projects" portal. PG&E may assess the transformer and service conductors first, which can take up to about 30 days. The disconnect and reconnect are then usually scheduled within a day of the install.

County inspection

A county inspector checks the work before PG&E restores power. We're on site for it and fix anything flagged before we leave.

Built on granite, beside Folsom Lake

Granite Bay takes its name from a bay on Folsom Lake, the reservoir along its eastern edge. The whole area sits on granodiorite bedrock. Placer County's Board of Supervisors officially recognized the name on July 28, 1987. The 2020 census counted about 21,200 people.

Mostly owner-occupied homes. As of 2010, about 90% of homes here were lived in by their owners. Owners are the ones who add a second charger, a pool heat pump or a finished shop, and each of those needs capacity.

A residential suburb. Granite Bay is primarily residential. In a larger home, several AC units, a pool and spa, and an outdoor kitchen running together can push past a 200-amp service.

Outdoor living near the lake. Patios, landscape lighting and backyard kitchens need GFCI protection and weather-rated gear. We plan those circuits so they don't all land on one breaker.

When 200 amps isn't enough

Most homes do fine on a 200-amp service. Some Granite Bay homes don't, once two EVs, a pool, a spa and several AC units are all counted. Placer County's service policy allows residential services up to 400 amps (320 continuous) without extra justification, as long as the service is sized to the calculated load. That gives a large home room to grow. We start with the math, not the biggest panel we can sell. Sometimes load management or a smarter charger setup avoids the jump entirely.

Who issues electrical permits in Granite Bay?

Placer County Building Services, since Granite Bay is unincorporated. Applications go through the county's eServices portal, and a county inspector does the inspection.

Is Granite Bay on PG&E or Roseville Electric?

Not Roseville Electric; that serves homes inside Roseville city limits. Unincorporated Placer County is PG&E territory, and your bill may also list Pioneer Community Energy, which buys power for most of those communities while PG&E runs the lines and meters. SMUD also reaches into small parts of Placer County, so your bill is the final word. We check before planning any service change.

Do I need a 400-amp service?

Only if the load calculation says so. Many large homes are fine at 200 amps with good planning. We'll show you the numbers and let you decide.

How quickly can I get an EV charger permit?

Placer County aims to issue residential EV charger permits over the counter. The install itself is usually quick. If the panel needs work first, that adds time for PG&E's review.
