Orangevale answers to the county

With no city hall of its own, Orangevale's building permits run through Sacramento County's Community Development Department. Its Building Permits and Inspection Division covers the unincorporated parts of the county.

Online through Accela Citizen Access

The county takes permit applications electronically. For a residential panel repair or replacement, the county says the permit can be issued automatically online once it's paid. Circuits, EV charging stations and other electrical work also need permits.

Inspections booked the day before

County inspections can be scheduled online, by phone or by text. For next-day service, the request has to be in by 5 p.m. the day before. We book it so the inspector arrives while we're still on site.

SMUD's part

On panel and service jobs, SMUD pulls the meter and waits for the county inspector's release before reconnecting. We file SMUD's paperwork with the permit, and a routine upgrade stays within one working day.

From orange groves to roomy lots

The first map of the Orange Vale colony was recorded in Sacramento on May 24, 1888. The Orange Vale Colonization Company laid its land out in ten-acre tracts, and settlers planted orange groves, vineyards and fruit orchards, irrigated by old mining ditches. A hard freeze in 1930 wiped out nearly all the oranges, and the area grew slowly for decades after. Today about 35,600 people live here, on rolling hills near the base of the Sierra foothills.

  • A mix of ages. Orangevale grew slowly and steadily for most of the last century, so homes here come from many different decades. Each one needs its own look, not a one-size answer.
  • Larger parcels. Where a lot has room for a detached shop, a barn or a pool house, the electrical question is how to get power out there safely and with enough capacity.
  • Older services on older homes. A small service that was fine for a quiet rural house can come up short once you add air conditioning, a well-equipped shop or an EV.
