Permits and power for Carmichael projects

Carmichael counted 79,793 people at the 2020 census, yet it has never become a city. There's no city building department, so electrical permits are issued by the county's Building Permits & Inspection Division, under the Department of Community Development. SMUD's board lists Carmichael inside its service wards.

Online county permits

Sacramento County takes permit applications through its Accela online portal, and its Building Assistance Center is now at 9800 Goethe Road. For most jobs you never need to visit. We file, pay the fees and track the permit.

SMUD on a service upgrade

If an ADU or shop means going from 100 or 125 amps to 200, SMUD needs an application alongside the county permit. SMUD removes the meter, we make the change, and power comes back after the county inspector signs off, typically within one working day.

Planning an ADU

For unincorporated areas like Carmichael, the county offers shelf-ready plans for detached ADUs, meant to make building one quicker and cheaper. The electrical side still needs its own planning: feeder size, where the subpanel goes, and whether the main service can carry it.

From colony tracts to a big, settled suburb

Carmichael's layout goes back more than a century, and it still shapes the electrical work here.

Colony No. 1 and No. 2. Daniel W. Carmichael bought 2,000 acres of the old Rancho San Juan land grant in 1909 and added another 1,000 acres for a second colony. He sold 10-acre tracts for $1,500 each. That's a long way from today's suburban lots, but it's where the community started.

Slow growth, then a jump. Carmichael had about 700 residents in 1930, nearly 2,000 by 1940, and 4,499 in 1950. That means a mix of older farmhouses and early postwar homes, each with its own wiring history.

Suburban expansion after 1950. From 4,499 people in 1950, Carmichael grew to 79,793 by 2020. Crestview Center, built in 1963, became its first large shopping complex. With nearly all of that growth coming after 1950, many houses still carry panels and wiring from the postwar decades.

Room outdoors. Carmichael sits on the American River Parkway and is home to 396-acre Ancil Hoffman Park and the Effie Yeaw Nature Center. At home, bigger yards mean longer wire runs to anything built out back.

Wiring the space out back

A backyard building is often the biggest electrical job a Carmichael homeowner takes on. The question isn't just "can we run power out there?" It's how much. A shed with a light and an outlet is a simple circuit. A shop with a table saw and a heater needs a subpanel. A full ADU with a kitchen, bath, heat pump and water heater may push the whole property toward a 200-amp service. We'll size it once, correctly, so you aren't trenching the yard a second time. If the backyard plan also includes a car charger, tell us early. It's cheaper to size the feeder for both from the start.

Who issues electrical permits in Carmichael?

Sacramento County. Carmichael is unincorporated, so the county's Building Permits & Inspection Division handles permits and inspections. We apply online and schedule the inspection for you.

Do I need a bigger panel to add an ADU?

Not always. A small studio with gas appliances might fit on your existing service. An all-electric unit with a heat pump and electric water heater often won't. We run the load calculation first and show you the result before recommending anything.

Can you run power to a detached garage or workshop?

Yes. That usually means a trench, conduit, a feeder sized for the distance and a small subpanel in the building. We handle the permit and make sure the grounding is done right at both ends.

Is Carmichael served by SMUD or PG&E?

SMUD. Its board lists Carmichael within its service wards. Any service upgrade here goes through SMUD's application process, which we handle.
