Sagan Electric is a licensed, family-owned electrician for La Riviera homeowners and rental owners, handling repairs, panel upgrades, outlets and EV chargers. This is an established neighborhood, not a new one, so the work is mostly about updating and repairing what's already there.

La Riviera is an unincorporated part of Sacramento County in SMUD's service territory. Permits come from the county, and we manage them, along with any SMUD paperwork, for you.

How permits and power work in La Riviera

La Riviera is a census-designated place, not a city, so there's no local building department. Electrical permits are issued by the Building Permits & Inspection Division of Sacramento County's Department of Community Development. SMUD supplies electricity to most of Sacramento County, including the neighboring communities of Rosemont and Rancho Cordova.

What needs a permit

The county requires permits for electrical panel and circuit work, including panel repair or replacement. We'll tell you up front whether your job needs one.

SMUD and the meter

On a service upgrade, we send SMUD its application with the county permit. SMUD pulls the meter for the work and reconnects after the inspection is released. On a typical house, that all happens within one working day.

Inspection with tenants in place

The county schedules inspections online, by phone or by text, and needs next-day requests in by 5 p.m. If the home is rented, we coordinate the timing with your tenant so the inspector can get in.

A small, long-settled neighborhood by the river

  • Squeezed between river and freeway. La Riviera runs between the American River on the north and Highway 50 on the south, covering just over 2 square miles. La Riviera Drive is one of the roads leading to the SARA Park and Gristmill Dam areas of the American River Parkway.
  • Settled early, steady since. The census counted 10,906 people here in 1980 and 11,252 in 2020. A population that barely moved in 40 years points to a neighborhood that was largely built out long ago, which matches the older wiring we'd expect to find.
  • Part of the aerospace-era growth. La Riviera is inside the county's Cordova community planning area, and the county's plan traces much of that area's housing to the aerospace industry's employment swings in the 1960s and 1970s.
  • Many renters. In the 2000 census, 1,887 of La Riviera's roughly 4,345 occupied homes were rented, more than 4 in 10. The county's plan also lists a local neighborhood group, the Butterfield-Riviera East Community Association.

Electrical services for La Riviera owners and landlords

A turnover checklist for La Riviera rentals

  • Test every GFCI and replace any that won't trip or reset
  • Check smoke and CO alarms, and replace units past their date
  • Look for scorched outlets, loose switches and missing cover plates
  • Open the panel to check for double-tapped or overheated breakers
  • Label the panel so a tenant can reset the right breaker

For owners who rent out a La Riviera home

If you own a rental here, electrical problems tend to reach you secondhand, through a tenant's text about a dead outlet or a breaker that keeps tripping. It's worth fixing the cause, not just the symptom, because a callback costs you another visit and another unhappy tenant. We can meet your tenant during our Monday-to-Friday hours, show you photos of what we found, and give you a free estimate before any work begins. Between tenants is the easiest time for bigger jobs like a panel replacement or rewiring a room.

La Riviera electrician FAQ

Is La Riviera part of the City of Sacramento or Rancho Cordova?

Neither. La Riviera is an unincorporated census-designated place in Sacramento County. That means Sacramento County issues your electrical permit and SMUD provides your power.

Can you work at my rental while a tenant lives there?

Yes. Give us the tenant's contact and we'll arrange a time during business hours. We keep you updated with what we found and what it will cost before we do anything beyond the original job.

Do I need a permit to replace a panel in La Riviera?

Yes. Sacramento County requires a permit for panel repair or replacement, and SMUD is involved whenever the meter has to come out. We handle both and meet the inspector.

What are signs my older home's wiring needs attention?

Warm outlets or switch plates, lights that dim when an appliance starts, breakers that trip often and a burning smell are all worth a call.

How is pricing handled?

This company was amazing! When I called, they answered, and tried to go over trouble shooting with me on the phone. When we were not able to fix the issue over the hone, they came out THE SAME DAY! Not only that, they helped me determine it must be the SMUD box and helped me call SMUD to get them out the SAME DAY too! 10/10

Wonderful experience. Liam and Daniel were fantastic, and easy to work with - from getting quotes all the way to project completion. Absolutely professional, gave courtesy updates, and worked with my schedule. Will recommend Sagan Electric to anyone needing electrical work done. As a homeowner, it’s been a struggle to find contractors who are professional, doesn’t pressure you, friendly, and are easy-going. Sagan Electric is that unicorn contractor. Highly recommend! Edit: Dana processed my permits and rebates, and she is phenomenal! Consistent updates, and very clear communication. From the installer all the way to the back office, Sagan has exceeded my expectations. Great company.

Daniel from Sagan Electric gave me a fair quote for a ring camera and a Tesla charger. He educated me on my options and was patient with me throughout the process. Liam and Eric completed the installation. They asked about placement and provided recommendations. They were kind and made me feel comfortable. I am so happy with their work and highly recommend Sagan Electric.
