Getting a Fair Oaks project approved and inspected

Fair Oaks has a village center and a strong local identity, but no city government. Building and electrical permits come from the Sacramento County Department of Community Development's Building Permits & Inspection Division. SMUD lists Fair Oaks in Ward 1, along with Citrus Heights and Orangevale.

County permit, filed online

Sacramento County requires a permit for electrical panel and circuit work. We apply through the county's online portal, and for a charger we include the load calculation and one-line diagram the county asks for.

Utility coordination with SMUD

If the main service is changing, SMUD needs its own application. SMUD disconnects and removes the meter, and reconnects once the county releases the inspection. For a standard house that fits inside one working day.

Solar and storage

Planning rooftop solar or a battery later? The county now permits new residential solar and storage through SolarAPP+, an automated application. If a panel upgrade comes first, we'll leave room for it.

Fair Oaks history you can still see in the wiring

  • A citrus colony of small farms. In 1895, Charles Henry Howard and James W. Wilson bought the rights to the land and sold it as one of their "Sunset Colonies." By 1897, about 300 settlers had bought 5- to 20-acre tracts. Some properties still have the room those small farms had, and the outbuildings to go with it.
  • The Red Bridge and the fruit company. A bridge across the American River opened in 1901, and the Fair Oaks Fruit Company built a warehouse here in 1902 to ship citrus, almonds and olives. A hard freeze in 1932, in the middle of the Depression, wiped out many of the groves.
  • Postwar growth. The Sunrise Boulevard Bridge was built in 1954, and Highway 50 made Sacramento easier to reach. Aerojet boosted the local economy starting in 1955. Homes from that stretch are now well past 60 years old.
  • Trees, hills and chickens. Fair Oaks covers about 11 square miles of rolling, tree-lined streets, and the town has a population of about 200 chickens, celebrated at the Fair Oaks Chicken Festival each September. Mature trees are lovely, but they can crowd overhead lines and make trenching harder.

No. Fair Oaks is unincorporated, so Sacramento County's Building Permits & Inspection Division issues permits and sends the inspector. We pull the permit and meet the inspector on your behalf.

Can you run power to a barn or shop at the back of my lot?

Yes. We trench, lay conduit, pull a feeder sized for the distance and install a subpanel or circuit at the building. Long runs need heavier wire to avoid voltage drop, and we'll price that clearly up front.

My home was built in the 1950s or 1960s. Is the wiring safe?

It may be fine, or it may need work. Common issues in homes that age are ungrounded outlets, overloaded circuits and panels that have been modified over the years. A walk-through will tell you what matters most.
